What to have handy

You do not need all of this to start the conversation. Gather it once we are moving forward.

  • Certificate of Eligibility (COE) — I can pull this for you in most cases
  • DD-214 if you are separated from service, or a statement of service if active duty
  • Most recent 30 days of pay stubs
  • W-2s for the last two years
  • Two months of bank statements, all pages
  • Two years of tax returns if self-employed or commissioned
  • VA disability award letter, if you receive disability compensation

What happens after you apply

  1. We talk. I review your income, credit, and what you are trying to buy. No cost, no credit damage from a conversation.
  2. I pull credit and run your file. With your permission, I run it through automated underwriting.
  3. You get a pre-approval letter. Usually the same business day. This is what your real estate agent needs to write an offer.
  4. You shop with confidence. I stay available to your agent and the seller’s agent throughout.

A few things worth knowing about VA loans

  • No down payment is required on most VA purchases when the home appraises at or above the contract price.
  • No monthly mortgage insurance — a meaningful monthly savings compared to FHA or low-down-payment conventional loans.
  • The VA funding fee may be waived entirely if you receive VA disability compensation. See the funding fee and disability exemption details.
  • There is no VA-set minimum credit score. Lenders set their own overlays. See Kentucky VA credit score requirements.
  • Your benefit can be reused. A previous VA loan does not disqualify you.
